Pool Removal Before a Knock-Down Rebuild

A knock-down rebuild (KDR) on a block with an in-ground pool means the pool has to come out fully before new footings can go anywhere near it, not fade quietly into a fill-in while the old house comes down around it. Full pool removal and engineered, certified backfill is the only sensible starting point when a new dwelling, extension or slab may sit over or beside the former pool footprint. Getting the sequence wrong, demolishing the house first and treating the pool as an afterthought, is one of the more common and avoidable causes of delay we see on Hunter region rebuild projects.

This guide sets out how pool removal should be sequenced against house demolition, what the ground needs before new footings can be designed, and what a builder or owner-builder should have in hand before the new build’s construction certificate is lodged.

Why a Partial Fill-In Doesn’t Work for a Rebuild Site

A partial pool removal fill-in leaves the lower section of the old shell buried in the ground, with a drainage hole punched through the base and backfill placed over the top. That’s a reasonable, lower-cost outcome for a yard that’s simply becoming lawn again. It is not an acceptable outcome anywhere near a new dwelling’s footprint, because no structural engineer can confidently design footings over a retained shell of unknown long-term behaviour.

Full pool removal, complete extraction of the shell, reinforcing steel, coping and surrounds, is the only realistic option once a knock-down rebuild is on the table. It hands the geotechnical engineer and building certifier a clean, characterised fill profile instead of a buried concrete or fibreglass obstacle sitting under part of the new slab.

Sequencing Pool Removal With House Demolition

On most Hunter region KDR projects, the pool and the existing house are demolished within the same broad window, but the order and coordination matter:

  1. Site establishment and approvals confirmed for both the house demolition and the pool removal, including any development application or complying development certificate covering the whole project.
  2. Utility disconnection, power, water, gas and telecommunications, arranged for the whole site, not just the house.
  3. House demolition, typically by a licensed demolition contractor, often the same firm or one working alongside the pool removal crew.
  4. Full pool removal, shell extraction, rubble and debris cartage, separate from general house demolition waste because pool rubble (and fibreglass, where relevant) is tracked and disposed of differently.
  5. Engineered backfill and compaction, placed in layers across the combined site so the whole block presents a consistent, tested ground profile to the geotechnical engineer.
  6. Compaction testing and certification, covering the former pool zone specifically, since that’s the area future footing design will scrutinise most closely.
  7. Geotechnical site investigation, assessing the fill and natural soil across the building envelope, including the pool zone, and assigning an AS 2870 site classification.
  8. Footing design and construction certificate, based on the actual tested ground conditions rather than an assumption about what the pool fill will behave like.

Running the pool removal as a genuinely separate, planned stage rather than an incidental part of house demolition is what keeps this sequence on schedule. Builders who ask their demolition contractor to “deal with the pool too” without a specific removal, backfill and testing scope often find the site isn’t actually ready for the geotechnical engineer when they expect it to be.

Does the Pool Removal Need Its Own Approval?

Often yes, and it can run on a different pathway to the house demolition and the new dwelling’s development consent. Many straightforward pool removals qualify as exempt development in their own right, while others need a complying development certificate or development application depending on the site. The house demolition and new build have their own approval track entirely. Ground Conditions: What the New Footings Actually Need

The core engineering problem is the same one that applies to any structure built over a former pool site, just at a larger scale: pool fill is made ground, and made ground settles differently to undisturbed natural soil. For a full house footprint rather than a granny flat or shed, the stakes are higher because more of the new dwelling’s structure may bear on or near the fill zone.

Expect the geotechnical engineer to specify one of the following once the site has been tested:

Underground Pool Services on a Rebuild Site

Old in-ground pools typically have plumbing running between the shell and the equipment pad, and sometimes electrical conduits for lighting. On a KDR site these need to be located, traced and either fully removed or confirmed capped and inert before the new slab goes down. Abandoned pipes left under a future slab are a known cause of localised settlement if they collapse or degrade over time, and this is exactly the kind of detail that’s easy to miss when pool removal is treated as a footnote to house demolition rather than its own scoped stage of work.

Budgeting Pool Removal Into a Rebuild Project

Can the pool be demolished at the same time as the house, by the same crew? Often yes in practice, many demolition contractors handle both, but the pool removal should still be a distinct, clearly scoped stage with its own backfill and compaction specification. Treating it as a footnote to house demolition is the most common way sites end up not properly ready for geotechnical assessment.

Do I need the pool removed before I can get a construction certificate for the new house? You need the site, including the former pool zone, properly backfilled, compacted and geotechnically assessed before footing design can be finalised, and that footing design is what the construction certificate relies on. In practice, this means the pool needs to be out and the ground tested well before the new build’s construction certificate stage.

Is it cheaper to fill the pool in rather than fully remove it if the house is coming down anyway? No, not when a new structure will occupy or sit near the old footprint. A partial fill-in leaves a buried shell that undermines reliable footing design, so any short-term saving is generally outweighed by the engineering uncertainty and potential re-work later.

How much extra time does pool removal add to a knock-down rebuild timeline? Pool removal itself typically takes one to two weeks on site. Allow a further few weeks beyond that for compaction certification and geotechnical investigation before footing design can be finalised, this runs in parallel with other early-stage rebuild planning rather than necessarily adding to the critical path, provided it’s scheduled early.
